Looking for that perfect real estate in Bacolod city? Before browsing this website and the whole internet let me give you some tips to guide your house hunting here in Bacolod.

In looking for a home in Bacolod, a buyer should not base his decision on price alone or look for the cheapest property he/she could find, or base his/her decision base on the design of the house that he/she like's, but the buyer should also for the kind of community and what kind of amenities and security the subdivision  provides.

In buying a residential property  you should look for the best value for your money. There are plenty of residential subdivision here in Bacolod, and they are not the same. In looking for a home where you want to raise your family, you should look for these qualities.

Security - I strongly advice home buyers to checked the kind of security the subdivision provides. You should check if the subdivision has security, is it a 24 hrs. security. Does it have a perimeter fence. Here in Bacolod and the whole Philippines if your home is located in a subdivision with no security it is not advisable to leave your home without someone as it will attract thieves. Now if you have a home located in a non secured subdivision, in order to secure it you have to put a  high fence with barbwire on top which turns your beautiful house into a prison. Another way of securing it also is to have always somebody staying at the house.  Not to mention that your children well be living  there too. Poor or lack of security in a subdivision lowers the value of the property as people with money does not want to live in that kind of environment. Secuirty is the first thing that a home buyer should ask before buying a home.

Professional Property management (or property administrator) - It means a professional company is managing the subdivision maintenance. A subdivisions need to be maintain to keep it beautiful and clean, maintenance includes keeping and paying security guards, garbage disposal, street sweeping, grass cutting, landscaping and club house maintenance.

Why is a property administrator very important. If you leave the subdivision maintenance to the home owners association, what happened usually is that home owners quarrel, or the homeowners president sometimes steals the monthly fees that you pay. Most subdivision that are manage by home owners  usually have very poor property maintenance and don't have professional security as homeowners association are having a hard time collecting monthly dues from members.

Don't be fooled when you see a security guard when you visit the subdivision when the developer is selling it. Usually the developer is paying the guards at the moment but once the property is sold out, security and maintenance of the subdivision will be given to the home owners. That's when the problem begins,  when home owners refuse to pay their monthly dues, then you wont be able to pay for security guards and your subdivision begins to deteriorate grass begins to grow tall, and the once nice subdivision is no longer nice, then safety of the home owners becomes a problem, and the value of your property goes down.

When you buy a home you are also investing, you would want the subdivision to still look nice and clean 20 years after you bought your property, because that means your property will have increase in value.
 
The only way to have that is to have a professional property manager handling the maintenance of your subdivision. This company's has by laws which well in force rules and regulations for the home owners, once a  home owners buys a property manage by them the buyers are to sign the rules and restriction of the community and they will also be the one to inforce the rules.  I strongly suggest when buying a home or a lot, you should ask the developer or your broker if the subdivision has a professional property maintenance.

Here in Bacolod there are only two developers that have professional property maintenance, and their subdivisions are well maintained,  cleaned landscaped parks, well maintained club house and with 24 hrs. security.   It's Camella homes Bacolod and Ayala north point. This two developers are also the biggest in the country, they have plenty of experience developing communities.

Between the two, I would suggest Camella Homes Bacolod considering, it has 24 hrs security, professional property maintenance,  has it's own treated water supply, complete facilities with club house and swimming pool, it is also very accessible as it is just 5 minutes drive to Robinson's mall, near schools and hospitals and near airport. Camella Homes Also has very affordable financing. Camella Homes Bacolod is 80% sold out in only 3 years compared to other subd. that took more than 10 years to sell. It shows how well it is received by the market.

Other things to consider when buying a property is the distance of the subdivision to the places that you usually go to, which is malls, restaurant, grocery stores, airport, schools, hospital and accessibility to public transport  (jeepneys),again Camella Homes wins in this area, it is just 5 minute away from Robinson's mall, near schools and Hospitals, right now the most accessible subdivision being sold here in Bacolod is Camella homes.
