Here in Bacolod and the whole Philippines if your home is located in a subdivision with no security it is not advisable to leave your home without someone as it will attract thieves. Now if you have a home located in a non secured subdivision, in order to secure it you have to put a high fence with barbwire on top which turns your beautiful house into a prison. Another way of securing it also is to have always somebody staying at the house. Not to mention that your children well be living there too. Poor or lack of security in a subdivision lowers the value of the property as people with money does not want to live in that kind of environment. Secuirty is the first thing that a home buyer should ask before buying a home.
Professional Property management (or property administrator) - It means a professional company is managing the subdivision maintenance. A subdivisions need to be maintain to keep it beautiful and clean, maintenance includes keeping and paying security guards, garbage disposal, street sweeping, grass cutting, landscaping and club house maintenance.
Why is a property administrator very important. If you leave the subdivision maintenance to the home owners association, what happened usually is that home owners quarrel, or the homeowners president sometimes steals the monthly fees that you pay. Most subdivision that are manage by home owners usually have very poor property maintenance and don't have professional security as homeowners association are having a hard time collecting monthly dues from members.
Don't be fooled when you see a security guard when you visit the subdivision when the developer is selling it. This company's has by laws which well in force rules and regulations for the home owners, once a home owners buys a property manage by them the buyers are to sign the rules and restriction of the community and they will also be the one to inforce the rules. I strongly suggest when buying a home or a lot, you should ask the developer or your broker if the subdivision has a professional property maintenance.
Here in Bacolod there are only two developers that have professional property maintenance, and their subdivisions are well maintained, cleaned landscaped parks, well maintained club house and with 24 hrs. security. Between the two, I would suggest Camella Homes Bacolod considering, it has 24 hrs security, professional property maintenance, has it's own treated water supply, complete facilities with club house and swimming pool, it is also very accessible as it is just 5 minutes drive to Robinson's mall, near schools and hospitals and near airport. It shows how well it is received by the market.
